This mixed-use apartment building located in the Park Mesa Heights neighborhood of Los Angeles is blocks away from a stop on the city's newest light rail line on Crenshaw Blvd. By taking advantage of the Transit Oriented Community (TOC) ordinance, AERO COLLECTIVE was able to achieve 63 units and 2,000sf of restaurant space.
The infrastructure is designed to blend the transition from the commercial street it fronts to a single-family residential neighborhood behind it. It does this by placing the majority of its massing towards the frontage and stepping down in height as it gets closer to the adjacent neighborhood.
The building looks to build on and reinforce the great pedestrian nature of the surrounding community and present a ground-floor elevation that is primarily active store frontage or residential lobby.
