We’re Thrilled to Announce Our Selection as a Winner of LA’s “Small Lots, Big Impacts” Initiative!

We have some incredibly exciting news to share with our community! AERO COLLECTIVE, in partnership with Six Peak Capital, Frolic Community, and West of West, is incredibly honored to announce that our team has been selected as one of three winning groups in the Small Lots, Big Impacts Request for Information on Private Land.

Organized in partnership by cityLAB-UCLA, LA4LA, and Genesis LA, this initiative invited developers and architects to propose innovative, "missing middle" homeownership projects tailored for privately owned small lots across Los Angeles.

From a highly competitive pool of 30 submissions, our joint team was chosen to help bring a new paradigm of housing to our city. This is a massive step forward not just for us, but for the future of accessible, high-quality homeownership in Los Angeles.

What Happens Next? As a selected winner, we will be receiving essential financing support from Genesis LA to kick-start the development of our project. We are already hard at work in the planning phases, with construction expected to begin before the summer of 2027. We cannot wait to share more details about our specific project site and design in the coming months!

Together, these 11 teams are a testament to the immense demand for missing middle housing and the incredible depth of architectural and development expertise here in Los Angeles.

The conversation doesn't stop here. We highly encourage anyone passionate about housing to attend the 2026 California Infill Summit from August 19 to 20 in downtown Los Angeles. Tom De Simone, our partner at Genesis LA, will be speaking on a panel titled "Infill Disruptors: Creating New Paradigms." If you have your own ideas to share, you can even submit a three- to five-minute pitch to the summit’s Infill Idea Slam!
