From Ideas to Implementation: A New Model for Small-Lot Housing in Los Angeles
AERO COLLECTIVE was recently featured in Dwell as part of a team selected for CityLab-UCLA and Genesis LA’s latest housing initiative, which aims to move promising small-scale housing concepts from design ideas into real development. Working alongside West of West, Six Peak Capital, and Frolic Community, our team is advancing a proposal for eight homes on a single lot on Los Angeles’s west side
Building on CityLab-UCLA’s Small Lots/Big Impact competition, the initiative takes advantage of recent changes to California housing law, including SB 1123, which creates new pathways for adding multiple homes to qualifying parcels.
For AERO, the project is an opportunity to explore how thoughtful design, evolving policy, and alternative development models can come together to create more attainable, small-scale housing across Los Angeles. The broader goal is to develop a model that can help unlock more of the city’s underused and vacant parcels for housing.
